About Lotwick
Lotwick puts UK property auction lots in one place, with the full cost to win each one, so you can find a lot and decide whether to bid without opening a dozen auction house websites.
Why we built it
Property auctions are spread across many auction houses, each with its own catalogue, dates, fees and terms. Buyers end up checking site after site, and the guide price on a lot rarely tells you what winning it will actually cost. Lotwick searches those catalogues for you and adds the numbers you need to make a decision.
What you get on every lot
- The auction house and date. Who is selling it, when, and whether it is a traditional or conditional auction.
- The estimated cost to win. Guide price, the auction house's buyer's fee, any reservation fee and a stamp duty estimate, which you can change to match your own situation.
- Key facts. Tenure, bedrooms and the energy rating from the EPC register where available.
- Nearby sales. Recent Land Registry sales nearby (England and Wales).
- A link to the source. The auction house's own lot page and legal pack, where you register and bid.
Where the listings come from
We list information that auction houses publish on their own websites, and we check their catalogues several times a day. Sold and withdrawn lots come off the live listings within 24 hours. We write our own short description of each lot from its key facts rather than copying the auction house's text.
We don't use auction houses' photos unless they have agreed in writing. Lot images are street-level photos from Mapillary or Google Street View, or an illustration of the property type, and they are labelled as such.
We cover a growing list of auction houses, but not yet every one. If you can't find a lot you know is going to auction, the auction house may not be on Lotwick yet: see the full list.
What we are not
Lotwick is not an auctioneer, estate agent, lender or adviser. We don't take bids, deposits or reservation fees, and we don't take part in any sale. Everything on Lotwick is indicative: always read the legal pack and the auction house's conditions, and get advice, before you bid.
How Lotwick is paid for
Searching Lotwick is free. Auction houses can pay to promote their lots, and anything paid for is labelled "Sponsored". Optional paid features, such as Lotwick for Claude, help cover the rest. Payment never changes the facts or fees we show on a lot.
Corrections and removals
If something on a lot is wrong, or you are an auction house and want a listing changed or removed, tell us here and we will act within 24 hours. Read how we list lots in our Fair Listing Pledge.
